It may take a novice to change the world for retirement village residents.

Peter Dickson has been working for seven years to establish his vision for Linton Park otuside Ballarat; a retirement villageby name and nature butnt operating under the Retirement Village Act, delivering the flexibility of a traditional community development.

Oh, and it's a lesbian, gay, bisexual, transgender and intersex community that welcomes heterosexuals.

The first stage of 27 units is under construction wiht a target of 127 when complete. Sales commenced two weeks ago and three deposits have been taken.

Peter wants a community where people feel that they have the support similar to a family (recognising that many LGBTI residents will nto have family as they age).

As the operator Peter will fund an 'advocay officer' who will provide social worker and personal care services throuogh to aged care and palliative care. It will also offer 24-hour nurse support.

The village will offer both leasehold and freehold, automatic buyback provisions, allow short-term and long-term rentals and ownership by companies and personal superannuation funds. The unit can be willed to others as well.

The DMF structure exists at 3 % x 10 years.
