The $47.8 million project which includes a six-storey complex with a rooftop pool and recreation area would demolish existing 15 single-storey buildings containing 30 units to build 86 two-bedroom units for over-55s .

This would help to meet an increasing demand for seniors housing and would allow more variety throughout the village with free standing homes and villas according to RSL LifeCare.

An extra 208 parking spaces would be added to the site which would be 20.45m above ground level at its highest point and is intended to complement the adjoining recently developed Gallipoli centre.

According to a report submitted to Northern Beaches Council, the proposed development will provide a high-quality, high-amenity, well-designed seniors housing development that has been formulated over many years and the six-storey height would be offset by the fact it is downslope of the highest part of the village.

The report continues that “the proposal is compatible with the existing and emerging built form of the village and has full and proper regard for the relevant planning controls, the constraints and opportunities of the site, and existing development on neighbouring properties.”

As the proposed development is over $20 million, the application will be determined by the Sydney North Planning Panel.
