An interesting case study was given where a Lend lease village, Ocean Shores in Mount Maunganui which was built in 1996 (before Lend Lease ownership), began to leak extensively, creating mould spores considered potentially dangerous to residents.
Despite no redress to insurance or builders, Lend Lease immediately took on the total refurbishment of the full building. Half the residents were relocated to a local hotel while construction took place and then the other half followed. There was no call on residents financially and the General Service fees were halved for the full renovation period.
The cost to Lend Lease exceeded $10M. The residents gained a superior village, increasing the value of their homes at the same time.
